Is there a genuinely free rent collection app in India?
Rental apps described as free in India generally fall into five patterns: a free tier with caps, a free product with paid payment processing, a time-limited trial, a free product monetised some other way, and genuinely free tools with no account. Which one you are looking at determines whether it is still free at twenty units and whether you can get your data out. On rent-sized transactions the payment processing charge usually matters more than the subscription either way.
Free is not one thing
Searching for a free rent collection app returns products that are free in quite different ways, and the differences decide whether you are still happy in a year. It is worth identifying which pattern you are being offered before you move tenants onto anything.
The five kinds of free
| Pattern | What to check | Risk |
|---|---|---|
| Free tier with caps | Where the cap sits: units, tenants, reminders or receipts per month | Fine if the cap is above where you expect to be; a forced upgrade if not |
| Free software, paid payment processing | The charge per payment method, and who bears it | Low, and often the honest model, but the processing cost can exceed any subscription |
| Free trial | The length, and what happens to your data at the end | You may have migrated a portfolio before discovering the price |
| Free, monetised elsewhere | What the business earns from instead: leads, referrals, advertising, or your data | Read the privacy terms; your tenants' details are involved, not only yours |
| Genuinely free tools, no account | Whether it does the job you actually need | Very low, since nothing is stored and nothing locks you in |
The charge that does not appear on the pricing page
If the product moves money, something takes a cut. On rent-sized amounts that cut is usually larger than any subscription you were comparing, and it recurs every month for every tenant.
So ask what the charge is for each method your tenants will actually use, since bank transfer, card and UPI are not priced the same. Ask whether you bear it or may pass it to the tenant, and whether passing it on is permitted. And ask whether funds settle directly into your account or sit with the provider first, which is a question about who holds your money rather than about price.
A product with no subscription and a high processing charge can easily cost more than a paid one with low charges. Compare the all-in monthly cost on your real rent roll, not the headline.
Where free genuinely works
The free option that carries no catch is the standalone tool with no account and nothing stored: a calculator that works out rent plus electricity from meter readings, a receipt generator, a reminder template. Nothing is held, so nothing locks you in, and for a small portfolio these cover the jobs that actually break.
Beyond that, a free tier is reasonable if the cap sits comfortably above your portfolio and the export answer is clear. If both are true, there is no particular virtue in paying.
To be straight about our own position: RentStalk has free tools that need no sign-up, and the WhatsApp agent is free to start, with the rent collection itself going through whatever payment method you and your tenant already use. We would rather you knew which kind of free that is than discovered it later.

Free rent collection FAQ
Is there a genuinely free rent collection app in India?
There are genuinely free tools, particularly standalone ones that need no account, such as rent and electricity calculators and receipt generators. Full rent collection products described as free are usually a free tier with caps, or free software with a separate payment processing charge, which on rent-sized amounts is often the larger cost.
What does free usually mean for rental software?
One of five things: a free tier with unit or usage caps, free software with paid payment processing, a time-limited trial, free software monetised through leads, referrals, advertising or data, or a genuinely free standalone tool with no account. Identify which before moving tenants onto it.
Why is payment processing charged separately?
Because moving money has a real cost, and it is levied per transaction rather than per month. On rent-sized transactions it frequently exceeds the subscription, so compare the all-in monthly cost on your actual rent roll rather than the advertised plan price.
What should I check before moving my portfolio to a free app?
Where the cap sits and whether you expect to exceed it; what payment processing costs and who bears it; how the business makes money if the software is free; and above all whether you can export your tenant, billing and payment history in a usable format.
Can I collect rent without any app at all?
Yes. Plenty of landlords collect by bank transfer or UPI directly and keep their own records. The gap that usually needs filling is not collection but the arithmetic on variable charges and the issuing of receipts, both of which free standalone tools handle without an account.
