Why it is free, said plainly
Because there is no paid plan to sell you yet. RentStalk charges landlords nothing today — not as an introductory offer with a date on it, and not as a trial that converts. There is no tier above the one you get, which is also why no feature is held back behind one.
That is worth stating flatly, because "free" in this category usually means something narrower. Per-bed tools are free up to a bed count. Others are free until the second property, or free except for the receipts. The way to check any of them, including this one, is to ask what happens at the limit — and here the answer is that there is not one.

What free does not mean here
It does not mean a cut-down version. The monthly cycle — raising the bill, calculating electricity from meter readings, reminding until the money arrives, verifying the payment and issuing the receipt — is the product, and all of it is included.
It does mean RentStalk is deliberately narrow. It is built for the work that starts once you have a tenant. It does not find you tenants the way a marketplace does, and it does not run a housing society. If that is the job you have, a different tool fits better, and the comparison of rent management apps says which.
Compared with what the category charges
Rent and PG software in India is usually priced one of two ways. Per bed or per unit, commonly in the ₹25–₹100 a month range, which tracks occupancy and feels fair until the building fills. Or a flat landlord subscription, often starting near ₹150–₹200 a month, which is predictable and usually cheaper once you pass a certain size.
Both are reasonable models and this is not an argument against them. The point is only that RentStalk is on neither, so the sum you would otherwise compare is zero — and the comparison that actually matters is whether your tenant will use the thing. Is there a free trial, or is it free permanently?
It is not a trial. A trial has an end date after which you are asked to pay, and RentStalk has neither — there is no paid plan to be moved onto when some period runs out. You are not asked for card details at any point, which is the simplest way to tell the two apart.
Is there a limit on properties or tenants?
No. There is no per-unit or per-bed charge and no cap that turns into a bill once you cross it. A landlord with one flat and a PG owner with sixty beds are on the same terms, which is the opposite of how per-bed pricing works elsewhere.
Do my tenants have to pay anything?
No. Your tenants never pay RentStalk anything. They do not install an app, create an account or enter card details — they receive the bill on WhatsApp and reply there, which is why tenant adoption does not depend on them agreeing to a cost.
