For brokers and rental agents

List as a property consultant, with your fee on the page

An account type for people who find tenants for a living. List a property you do not own, set your commission as a percentage of one month's rent, and every tenant sees the figure in rupees before they message you. Free to list, no share of your fee.

What is a property consultant account on RentStalk?

It is the account type for someone listing rentals they do not own — a broker, a rental agent, or anyone finding tenants on an owner's behalf. On the listing form you choose “Property Consultant / Broker” instead of owner, and one extra field appears: your fee, as a percentage of one month's rent. The listing is free, your phone number stays off the page, and the fee is displayed to tenants in rupees on the card and the listing page before they make contact. RentStalk does not cap the fee, collect it, or take a share.

  • Free to list, no commission share
  • Fee set as a % of one month's rent
  • Tenant sees it in rupees before contact
  • Your number stays off the page
  • Contact opens on WhatsApp
  • Leave the fee blank and nothing is shown

What the account changes

List what you don't own

The account type for brokers and agents, not just owners.

Your fee, your number

Set it as a percentage of one month's rent. Half-percent steps allowed.

Shown before contact

The tenant reads the figure in rupees on the card and the page.

You keep all of it

RentStalk takes no cut and never handles the money.

Enquiries on WhatsApp

Your number is not printed; the chat opens after a short sign-up.

Map location

The locality is pinned, so you field fewer “where exactly” calls.

Why putting the fee on the page gets you better enquiries

The usual pattern is that commission comes up late — after the photos, after the calls, often after the visit. It is the single biggest reason a viewing ends in nothing, and it costs the agent the afternoon, not the tenant.

A consultant listing here carries the sentence “This listing was added by a Property Consultant. They may charge you 50% of one month's rent (₹6,000).” A tenant who messages you after reading that has already agreed to the fee in principle. Fewer people call, and more of the ones who do are real.

What it costs you

Nothing. There is no listing fee, no subscription, no paid placement and no share of your commission. RentStalk never touches the money — the fee is settled directly between you and the tenant, exactly as it is now.

RentStalk's own product is free for landlords — there is no subscription to sell you or them. What it gains from a listing is landlords who go on to run their tenancies here: bills, reminders and receipts on WhatsApp. If a property you listed ends up managed that way, that is the owner's own decision, and it still costs neither of you anything.

How it compares

Reach is the honest trade-off: the big portals have far more traffic. What they do not do is print your fee next to the rent, which is what makes the enquiries you get here more serious.

Listing your own property instead

Leave the fee field blank and the listing shows nothing about a consultant — it reads like any owner's. Use that when the property is yours. The whole of the rest of RentStalk is built for owners and stays free of brokerage: a tenant contacting an owner's listing pays nobody.

How to list as a property consultant

  1. Open the listing form

Go to the Find Rentals page and tap “List your property”. No account is needed to start and there is nothing to install.

  2. Choose Property Consultant

In the form, set the account type to “Property Consultant / Broker” instead of owner. That one choice is what turns on the fee field.

  3. Add the property and your fee

Enter the type, rent, deposit and map location, then your fee as a percentage of one month's rent. Half-percent steps are allowed.

  4. Publish, and let the page do the asking

The listing goes live free. Every tenant who sees it reads your fee in rupees before they contact you, so the first conversation is about the room, not the commission.

Put your fee where the tenant can see it

Free to list. You keep the whole commission.

Property consultant — questions

What is a property consultant on RentStalk?

A property consultant is an account type for someone who lists rentals they do not own — a broker, a local agent, or anyone finding tenants on an owner's behalf. You choose it on the listing form instead of “owner”, and it adds one field: your fee, as a percentage of one month's rent. Everything else works the same as an owner listing. The listing is free to publish and your phone number is not printed on the page.

How much commission can a property consultant charge?

You set it yourself, as a percentage of one month's rent — which is how brokerage is quoted in India. RentStalk does not cap it, take a cut of it, or collect it; the money is between you and the tenant. What RentStalk does is show it. A 50% fee on a ₹12,000 room is displayed to the tenant as “50% of one month's rent (₹6,000)” before they contact you.

Do tenants see the brokerage before they call?

Yes, and that is the point. Every listing a consultant publishes carries the line “This listing was added by a Property Consultant. They may charge you …” with the figure worked out in rupees, on the listing card and again on the listing page. A tenant who messages you has already accepted the fee, which is why consultant listings tend to waste fewer visits than ones where the commission comes up after the viewing.

Is it free for a broker to list a property?

Yes. Listing is free, there is no subscription, no per-listing charge and no commission share. RentStalk makes nothing from your fee.

Can I list a property I do not own?

That is exactly what the consultant account type is for. You add the property as you would any other listing; the page simply makes clear that it came from a consultant and what your fee is. You still need the owner's permission to let the property, which is between you and them.

How do tenants contact a property consultant?

Through WhatsApp. Your number is not printed on the page — a tenant taps the button, does a short sign-up, and the chat opens with you. That keeps your number out of scrapers and gives you a record of who asked about which property.

Do I have to charge a fee to use a consultant account?

No. Leave the fee blank and nothing about a consultant is shown on the listing — it reads exactly like an owner's. That is the right setting when you are listing a property of your own.

What does a property consultant do in India?

A property consultant, commonly called a broker or rental agent, finds tenants for owners: listing the property, filtering enquiries, showing the place, and helping with the agreement. The conventional fee is one month's rent or a share of it, paid by the tenant, the owner, or both, depending on the city. The work is not licensed nationally, so anyone can do it — which is also why disclosing the fee upfront is worth more than it sounds.
