For most landlords and PG owners the monthly rent does not change. A tenant pays ₹8,000 this month, and ₹8,000 the month after. Nothing about that number needs working out.

And yet every month somebody still has to create the bill, send it to the tenant, share the UPI ID, remember the due date, follow up when it has not arrived, and keep track of who has paid. With five tenants that is an irritation. With forty or a hundred it is a job nobody wants, and the month it gets skipped is the month the arrears start.

Automatic billing removes the person from that loop. The bill is created on time whether anyone remembered it or not.

Automatic reminders on WhatsApp

Most tenants do not need a payment system. They already use WhatsApp, and that is where the bill and every reminder arrive.

So you stop being the person who sends "rent due hai", "please pay the rent", "rent abhi pending hai". The routine follow-up happens on its own, which also takes the awkwardness out of it — nobody is being chased personally, the bill simply has a date. Your UPI ID travels with the bill

The tenant receives your UPI ID alongside the amount, and pays from whichever UPI app they prefer. Once they have paid, they report it and you confirm.

RentStalk does not debit money from your tenant's account and does not hold your rent. It creates the bill, delivers it, and keeps the follow-up organised — the payment itself stays directly between you and your tenant.

For PGs where electricity is already included

Many PGs never calculate electricity per tenant. There is no sub-meter for each bed, and light and water are simply part of the monthly rent. Billing tools built around meter readings have nothing to offer those owners — they ask for a number that does not exist.

When the amount is the same every month, there is nothing to measure and nothing to calculate. Set it once and the recurring bill is created for you. If you do bill electricity by meter, that is handled separately in rental billing.

Automatic billing is not autopay

The two get confused constantly, and they solve opposite halves of the problem. Autopay collects the money — your tenant authorises a recurring debit, which in practice means installing an app, completing a signup and approving a mandate. Automatic billing produces the bill, and leaves the payment where it already works.

That distinction is the whole reason this suits Indian rentals. A PG tenant who pays in cash or scans a QR code is never going to finish an autopay mandate, and asking them to is how landlords end up back on WhatsApp doing it manually anyway. Here the tenant authorises nothing and installs nothing — the bill simply arrives in the chat they already have open, and they pay you the way they always did.

It also means RentStalk never holds your rent, never routes it through a gateway and never takes a cut of it. The money goes from your tenant to you, exactly as before. What changes is that the bill, the reminder and the follow-up stop being your job.

Rent management without the spreadsheet

A spreadsheet tells you what you already typed into it. It does not create next month's bill, it does not message your tenant, and it does not tell you a payment is still pending.

    Add the tenant and their rental details. Everything for this setup lives on one screen, so there is nothing to come back to later.

  2. Set the monthly rent

    Enter the monthly rent, any society or maintenance charge, and the day of the month it is due.

  3. Turn on automatic billing

    Tick the box to bill this tenant automatically. The meter and rate fields disappear, because a fixed monthly rent needs neither. You do this once.

  4. RentStalk creates the bill

    Two days before the due date, the month's bill is created on its own — the rent plus your fixed charges, and anything still unpaid from earlier months.

  5. Your tenant receives it on WhatsApp

    The bill reaches the tenant with the amount, the billing month, the due date and your UPI ID, in their own language.

  6. Reminders keep going out

    Until the rent is marked paid, reminders continue on their own — daily up to the due date, then follow-ups after it. You do not send any of them yourself.

Can I send rent bills through WhatsApp?

Yes. Automatic billing suits PGs especially well, because most PG tenants pay a fixed amount every month. Whether you have five tenants or a hundred, the bills are created the same way and you receive one summary rather than one message per tenant.

Can I use automatic billing if electricity is included in the rent?

Yes, and that is exactly what it was built for. When electricity is part of the rent there is no meter to read and no calculation to do, so nothing about the bill needs a person. The bill is simply the rent plus your fixed charges.

Does RentStalk automatically deduct rent from my tenant?

No. Nothing is debited from your tenant's account. RentStalk creates the bill, sends it, and handles the follow-up reminders. Your tenant pays you the way they always did and then reports the payment.

My tenant has lived here for years. Will it create bills for past months?

No. Billing starts from the month you switch it on. RentStalk has no way of knowing whether you already collected the earlier months, so it does not assume a debt and never bills your tenant for them.

Can I still manage some tenants manually?

Yes. Automatic billing is set per tenant, so you can turn it on for the tenants whose rent is fixed and keep raising bills by hand for the rest. The two do not affect each other.

What happens if the rent changes for a tenant?

Update the rent on that tenant and the next bill uses the new amount. You can also open a bill that has already been created and correct it; your tenant receives a message telling them it was revised.
