For landlords with 1 property or 50

You don't need 50 properties to run a rental business

If you earn rent from even one property, you are already running one. RentStalk helps you manage tenants and rent, market vacancies, give every property its own page, and grow the portfolio — all from WhatsApp, with nothing to install.

What is rental business management?

Rental business management is running a let property as a business rather than a side task: filling the unit when it is vacant, keeping tenant records, billing rent on time, following up until it is paid, issuing receipts, and knowing what the portfolio earns and owes. It applies to a single room as much as to fifty units. RentStalk does all of it inside WhatsApp, in seven Indian languages.

  • One property is enough — this is built for owners, not agencies
  • Rent and electricity billed from meter readings, then chased automatically
  • A free public page for every property, plus one portfolio page
  • Vacancies listed free, with no brokerage when the room is taken
  • Your phone number is never printed on a listing page
  • Nothing to install, for you or your tenants

What running it properly actually needs

Properties and tenants in one place

Units, occupancy, agreements and tenant details together — see tenant management.

Rent that collects itself

Bills, reminders until paid, verified payments and receipts — see rent collection.

A page for every property

Name, map and rent on a link you can share anywhere — see property branding.

Vacancies filled without a broker

One message lists the room free — see rent out your property.

Your number stays private

Tenants reach you through the agent, not through a number on a public listing.

In the language you type in

English, Hindi, Hinglish, Haryanvi, Bhojpuri, Marathi and Kannada.

One property is already a business

You do not need a hundred apartments to call yourself a landlord. If one property earns rent, you are managing an income-generating asset — and the moment there are tenants, payments, vacancies and decisions attached to it, you are running a rental operation.

The gap in India is not software for large portfolios; there is plenty of that. It is that the landlord with one flat or eight rooms is handed either a spreadsheet or a system built for a team of five. So the work stays in WhatsApp chats, a notebook and a pile of UPI screenshots, and something slips every few months.

A phone directory is not a rental system

Most small landlords start with the same thought: "I have one or two properties, I just need somewhere to list them." It is why so many end up on a business directory. The mix-up is understandable — both places can show a property, so they look like the same tool.

They are not. Justdial is a local search directory, and an effective one: you find a business, you get a number, you make the call. That is where its job ends. It does not bill rent, add electricity from a meter reading, chase a late payment, issue a receipt or hold a tenant record.

Listing is the part that is over in a week. Everything after it — the bill on the 1st, the reminder on the 5th, the receipt, the record you will want next year — repeats every month for as long as the tenancy lasts. Both can show a property. Only one of them is still working on the 5th of next month.

Your rental deserves better than a forwarded message

You may own one flat. That does not mean it has to look like a side hustle. Instead of forwarding "1 BHK available, ₹12,000, call me", every property you add gets a real page: its own name as the heading, the locality on a map, the rent, type and furnishing stated plainly, and a link you can put on a To-Let poster, a QR code, WhatsApp status or Instagram.

One more page holds the whole portfolio — every property on a single map, what is vacant and what is occupied, with filters so a tenant can jump to the free ones. Your phone number is not printed on either page, and neither page disappears when the room is taken; it stays live, marked occupied, so the link on your poster keeps working. The details, and the honest limits, are in property branding.

Manage: everything after the tenant moves in

Properties and units, occupancy, tenant records and agreements in one account. Rent billed with electricity worked out from the meter reading, sent on WhatsApp, then reminded automatically until it is actually paid. Payments verified, receipts issued the same moment, and one announcement that reaches every tenant in a property at once.

None of it needs an app on either side. If the rent is the same every month, it can be billed automatically without you opening anything at all.

Market: when a room falls empty

Tell the agent the room is vacant and the listing goes live free — no form, no listing fee, no brokerage and no commission when it fills. It appears on the map tenants search by locality, and on the property's own page.

Tenants who are interested reach you through the agent rather than through a number on a public site, and the moment you say the room is taken, the listing comes down — so nobody calls about a room you have already let.

Grow: one rental into a portfolio

The point of keeping it in one place is that the second property costs you nothing extra in effort, and the fifth works exactly like the first. Occupancy, outstanding dues and monthly rental income are reported across every unit, and a single question — who has not paid this month — is answered for the whole portfolio at once.

That is the difference between owning property and running a rental business: you stop reconstructing the month from chat history, and start reading it off a page.

Don't just collect rent

Your property is an asset. Your tenants are your customers. Your rent is your revenue. Your vacancies are lost revenue. Managed as a side task, all four are invisible until something goes wrong.

Running it as a business does not mean buying enterprise software or learning a dashboard. It means the bill goes out on time, the follow-up is not your job, the receipt exists, the empty room is advertised, and the numbers are somewhere you can see them. One property is enough to be worth that.

How to run your rental as a business

  1. Add the property

Message the RentStalk landlord agent on WhatsApp with the property name, its locality and the rent. There is no form to fill and no account to create.

  2. Get its page

A public page is created for that property — its name, the locality on a map, the rent — plus one portfolio page holding everything you own. You do not build either of them.

  3. Fill the room when it is empty

Tell the agent the room is vacant and the listing goes live free, on the map tenants search by locality. Interested tenants reach you through the agent, so your number is not published.

  4. Run the rent every month

Bill the rent with electricity from the meter reading, send it on WhatsApp, let reminders continue until it is paid, confirm the payment and issue the receipt.

  5. Watch the portfolio grow

Occupancy, outstanding dues and monthly rental income are reported across every unit, so the fifth property is no harder to run than the first.

From “I own a flat” to “I run rentals”

Add your first property in about two minutes, by sending one WhatsApp message. Nothing to install, and the free tools need no sign-up at all.

Rental business management FAQs

What is rental business management?

Rental business management is running a let property as a business rather than a side task: finding a tenant when a unit is vacant, keeping tenant records, billing rent on time, following up until it is paid, issuing receipts, and knowing what the whole portfolio earns and owes. It applies to one room as much as to fifty units — the scale changes, the work does not.

Do I need rental management software for one or two properties?

That is exactly who RentStalk is built for. Traditional property management systems assume a team and a training day, which is why a landlord with one flat or eight rooms never adopts them. RentStalk runs as a WhatsApp conversation, so there is no software to learn, but you still get proper bills, automatic reminders, receipts, tenant records and a public page for the property.

Is a business directory enough to manage rental properties?

No. A local search directory such as Justdial is built to help someone find a business and get a phone number, and it is good at that. It does not bill rent, add electricity from a meter reading, chase a late payment, issue a receipt or keep tenant records. A directory can help you get found; it cannot run the tenancy afterwards. RentStalk does both — a free vacancy listing with your number kept private, then the monthly rent cycle.

Does every property get its own page?

Yes, and every landlord gets a portfolio page as well. The property page carries its name, its locality on a map, the rent, type and furnishing, and a share link you can put on a poster, a QR code, WhatsApp status or Instagram. The portfolio page holds every property you own with vacancy counts and a single map. Both are free, created automatically, and stay live once a unit is occupied instead of disappearing.

What does it cost to list a vacant room?

Nothing. Listing a vacant room, flat or PG is free, the public page each property gets is free, and there is no brokerage or commission when the room is taken.

Do my tenants need to install an app?

No. Bills, reminders and receipts reach tenants on WhatsApp, in the language they read. There is no app to download, no account to create and no password to remember — which matters, because a tool tenants ignore stops the landlord's records from being true.

Can I manage multiple rental properties in one place?

Yes. Every property, unit and tenant sits in one account, however many buildings or cities they span. A single question — such as who has not paid this month — is answered across the whole portfolio rather than one property at a time, and occupancy, dues and income are reported the same way.

Will my phone number be public if I list a property?

No. Your number is not printed into the page, so the bots that scrape listing sites for phone numbers find nothing. A visitor taps to reveal your contact and every reveal is logged, and tenants searching public rental pages reach you through the verified WhatsApp flow. You keep the enquiries without keeping the spam calls.
