What is society rent management software?
Society rent management software runs the rented flats inside a housing society: tenant per flat, rent plus electricity plus maintenance on one bill, reminders, payment records, receipts, and notices to every tenant at once. RentStalk does it inside WhatsApp, so no tenant installs anything.
- Flats held as units under the society, owned and rented side by side
- Rent, electricity and maintenance itemised on one bill
- Reminders sent automatically until the bill is paid
- Receipts generated the moment a payment is confirmed
- One announcement reaches every tenant in the building
- Dues answered across every society in one question

Society software and society rent software are different things
When people say "society software" they usually mean the RWA's system: maintenance collected from every owner, common-area accounts, vendor payments, AGM notices, audits. That is the managing committee's job and it is a real and separate need.
What that software does not do is run your flats. It does not know what rent your tenant in B-204 pays, whether they paid this month, or what their electricity came to. For that you are back to a notebook and a WhatsApp thread — which is the gap this page is about.
How RentStalk compares
| RentStalk | Society / RWA software | Property-management suites | |
|---|---|---|---|
| Whose job it does | The flat owner's | The managing committee's | The agency's |
| Tracks your tenant's rent | Yes | No | Yes |
| Electricity from meter reading | Yes, per flat | Common area only | Sometimes |
| Tenant installs | Nothing — WhatsApp | A society app | A tenant app |
| Flats across many societies | One account | One society each | One account |
| Notice to your tenants | Announcements on WhatsApp | Society-wide notice board | In-app |
| Setup effort | Minutes, in chat | Committee onboarding | Configuration project |
RWA software is the right tool for maintenance accounts and common areas — RentStalk does not replace it and does not try to. Suites make sense once you employ staff to operate them. This is for an owner with a handful of flats who wants the rent side to run itself.
Why the tenant side decides whether any of it works
A flat tenant in a society is usually a working professional or a family. They will accept a bill on WhatsApp. They will not install a landlord's software, learn its password and open it every month — and once they stop, the landlord's records stop being true, which is the point at which the software has failed.
Bills, reminders and receipts arrive where they already are, in the language they read. The web dashboard is yours for the wide view across societies; they never need to see it.
Setting up a society
Add the society as one property
Name the society and add its flats as units — A-101, B-204 and so on. Owned flats and rented flats sit side by side; only the rented ones get a tenant.
Add each tenant against their flat
Rent, due date and maintenance share per flat. Each tenant confirms their own details through an onboarding link, so you are not typing their information for them.
Bill rent, electricity and maintenance together
One bill per flat with the rent, the electricity from that flat's meter, and the maintenance share as separate lines — so nobody asks what the extra amount was for.
Send one notice to the whole society
Announcements reach every onboarded tenant across the flats you pick — water supply, lift repair, parking rules — and you keep a copy of what went out.
Watch dues across the whole building
Ask who has not paid this month and get one answer covering every flat, instead of opening each tenant one at a time.
Put every flat you rent out in one place
Add the society and its flats in a few minutes. Billing, reminders and receipts start with the first cycle.
Society rent questions
What is society rent management software?
It manages the rented flats inside a housing society: which flat has which tenant, the rent and maintenance due on each, bills and reminders, payment records and receipts, and notices to everyone at once. RentStalk does this on WhatsApp, so tenants need nothing installed.
Is this the same as society maintenance software?
No, and the distinction matters. Society maintenance software is for the RWA or managing committee: common-area accounts, maintenance collection from all owners, vendors and audits. RentStalk is for the person who owns and rents out flats — the rent side, not the committee side. Many landlords need both, and they do different jobs.
Can I manage flats across several societies in one place?
Yes. Every society, flat and tenant sits in one account. One question — who is unpaid this month — returns an answer spanning every building, rather than one society at a time.
Can maintenance be billed along with the rent?
Yes. The maintenance share appears as its own line on the same bill as the rent and electricity, so the tenant sees one total and its full breakdown rather than an unexplained extra amount.
How do I tell every tenant in a building something at once?
Announcements. Pick the properties, type the message once, and every onboarded tenant in them receives it on WhatsApp. You get a copy of what was sent, so your own chat is the record — no separate notice board, no group where people reply over each other.
What happens when a flat becomes vacant?
Mark it vacant and it publishes as a public listing with the society's locality and rent range. The society also gets its own permanent page showing what is available, which someone searching the society by name can find.
